​Modera West Wash Park offers an array of studio, 1-, and 2-bedroom apartment homes + townhomes options available.

​We love your furry companions and welcome up to two per apartment home. There is a one-time pet deposit of $300, as well as monthly pet fee of $35 per month plus a one-time PetScreening fee of $30 per pet. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.

​Our community offers controlled access. Each resident receives a code or fob to enter. Guests visiting Modera West Wash Park residents can be provided with a temporary code for entry.

​We have a controlled-access parking garage at Modera West Wash Park.

​Modera West Wash Park offers reserved parking spaces starting at $125-$225 per month.

​Prioritizing our residents' needs, we proudly offer an on-site maintenance team at Modera West Wash Park. To submit a maintenance request, simply log onto your Resident Portal and our team will assist you as soon as possible. Please allow our team 48 hours to respond to your request.

To submit an after-hours service request, you can use the Resident Portal or contact Milly, our virtual assistant. In case of an emergency, call the main phone number, describe the issue to Milly, who can then escalate it to our on-call service associate.

​Packages are delivered to the Package Concierge lockers located inside the package room on the first floor of the main lobby.

Modera West Wash Park offers Valet Trash services as well as ​recycling services for our residents. Please deposit all cardboard materials into the collection bin situated at the loading dock.

​Utilities are not included in the rent payment at Modera West Wash Park.

​At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renter's insurance policy to MillCreek.ConfirmInsurance.com.

At Modera West Wash Park, the one-time fees include a $300 holding fee due at application, which becomes the security deposit once the applicant is approved and the lease is signed, as well as a $300 pet deposit. Additionally, there are monthly fees, including a Resident Liability Program fee of $15, a trash pickup fee of $19.95, and pet rent of $35.

​For those wanting to apply with a section 8 voucher, we accept all income sources for a total of 2 times the rent to qualify.

To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply). 

We're also excited to announce that we are now accepting payments with Flex. 

With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

​Rent is due on the first of the month, with a grace period extending to the third day of each month. Late fees will start on the ninth day of each month.

​Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.

Even if you don't have a household pet, this step is required and helps us create a welcoming community for every resident.

🐾 No pet or have an assistance animal? No fee required—just complete the profile so we have your info on file. Your lease process may be delayed if this step isn’t complete, so we recommend checking it off your list early!
